I've Found a Team to Help Me and Support Me
It's been incredible how quickly things have progressed. When I started with Prosper I had no clue about websites, and felt intimidated by the thought of creating one. My hand was held through the process (thanks coach, thanks tech support!), and in less than a month my site www.fitbysara.com was created. I love my site because it truly represents me. Everyone that I know who has viewed it has told me how incredible it is. I'm so pleased with the result! After creating my website, you were so helpful in guiding me with ideas on how to get traffic (i.e., reciprocal links, back links, directories, and press releases). Just a few days after writing my press release "Moms Get Fit While Pushing Strollers", I've ranked within the top 10 on a few of my keywords in some of the highest ranking search engines! I was blown away!
On top of all the great things that have been happening with my website, I've received many opportunities which I believe are seeds being planted, and will sprout into a large tree. Shortly after producing my Stroller Workout for Moms DVD, I began doing a monthly fitness segments on KUSI Channel 9 News, and gained sponsorship from an upscale fitness clothing line known as "Marika". I also landed a segment on Bob Circosta's TV show "What a Great Idea!", which will be filmed in January(note: Bob Circosta is one of the original hosts of the Home Shopping Network). When I presented my DVD to Bob's panel of guests, Home Shopping Network indicated they wanted me to speak with them after my filming on Bob's showl.
After going to "Cracking the Millionaire Code", I networked with some amazing people. One of which is a doctor at Kaiser. He aided me in connecting with the Regional Office at Kaiser Hospital who has indicated a possible interest in distributing my DVD in their hospitals. I also met an incredible Marketing Specialist named Charlie Lyons, who has started the negotiation process to link my DVD with the stroller I use on my video called "Baby Trend". Baby Trend's largest distributor is Babies R Us (which is one of the largest distributors for baby products and strollers), and their strollers are due to be in Target for the holidays. Charlie has proposed for Baby Trend to buy my DVD at a whole sale price, and use it as a promotional offer with the stroller for the holidays and for the future. The potential for this endeavor is exponential!!
On November 14 I will be filmed in First Trimester Yoga. This is the first DVD in the series, since I will make a DVD for each trimester, i.e., second, third, then postpartum yoga. My producer, Miles Johnston from Sore Toe Productions, is phenomenal. I have a fantastic team of people (including Prosper of course), and I feel the possibilities are endless! (I also couldn't do it without the tremendous support of my wonderful husband, Brad!)
I've learned that I need a team who can help and support me, and I've found it! Now I feel that I can reach my ultimate dream, which is to help women all over the world reach their optimum potential in body, mind, and spirit.

REAL ESTATE UPDATE: My Investment Will Give Me a $24K Annual Cash Flow
I started with three property's on the table and after the counter I dropped one and then the seller raised the price and terms on the others I then I sent another offer in Monday and the seller came back with a ridicules counter on Tuesday. I told me realtor to let the offer expire on the 7th, well this rattled the seller and he agreed on all of my addendum but still wanted the full asking price on the properties, I raised my price $3K on 174 W and 3K on 163 E and made it clear that this was my final offer. Tonight I got a phone call and my offer was accepted.
The original terms from the seller was 9-10% interest no points, 9-month term on 163 and a 6-month term on 174 and he wanted 20% down, I also included early payoff with no penalty. We also put in the inspection contingence at $1000 we started at $500 the seller wanted $1500.
So, over all after running the numbers it will give me around $24K a year cash flow as the tenants pay all bills so all I have to pay is loan note, maintenance, tax and management fee. If this goes ahead without a hitch, I will be able to refinance the 6-month land contract into conventional financing in the next 2-4 months.

"The Cash Flow Is Crazy"
First off, well it's been confirmed, my financing was approved for the condo/townhouse. One broker gave us a rate of 5.89% closed for 5 years, however my girlfriend's friend who is a mortgage broker gave us 5.1%. He gave up his commission from Scotia Bank to apply it to us. The bank told him we had immaculate credit and versus putting 25% down, we need only put 10% and should buy a second property!!!! He's going to ammortise over 30-40 yrs so that our mortgage payments remain the same. Monday I will have the exact figures.
I then called my real estate agent and told her we wanted to buy a second unit in the same development. She suggested we diversify and wait a few days as she has other properties coming up this week for sale that are older but already rented and the cash flow is crazy. We could get a 2 bedroom townhouse for $140K, and rent is $1300.
So, this said, looks like I'll be picking up a second (possibly 3rd) property this week! We are definitey signing the papers on Tuesday for the one new unit with the builder.

$130K In Sales-Not Bad for Its First Year!!
For some time I have been meaning to write to you. The last couple "end of year" months have been extremely action packed. First I wanted to say thank you for all your help and guidance you have provided this year for Pure Bamboo. I can honestly say we would not be where we are without your insightful advice. Thank you. I wanted to write you to share with you my year in review as I think you may find it interesting and I know it will be helpful for me. But before I begin I wanted to let you know I've decided not to pursue the reality game show project. While I think it is a viable and innovative idea and would be a great marketing avenue for Robert Allen, as you pointed out it's the time and energy that it takes to put something like that together. Both of which I have little of. Thank you for your offer to fun it by him, perhaps it is a project best left for another time.
As of today first year sales totaled 130K! Not bad for a bamboo bathrobe company in its first year. In late October we received a call from Hyatt Hotels on Sunset from the head of housekeeping requesting information and samples of our robes. They reviewed our products and put in our largest order to date - 1625 robes - almost a 60K invoice. However, I did not have that many robes in stock and could only provide a little over 200 - which was still an $8000 - invoice - not bad. Our hope is that they still plan to purchase the entire amount from us - and coincidentally Hyatt Hotels Spa's are called Pure Spa. Could be a good match for us - worldwide. If we could have secured all 1600 robes and monies from them our gross sales total for the year would have been closer to 180K...
...In brief I feel it has been a good year for Pure Bamboo - I feel the name and branding are strong and easy to remember the URL is also perfect and easy for people to find. I feel we have identified a strong market and I know we are the first company to be actively marketing to the hotel, resort and spa industry. First mover - major tactical advantage - my hope is that we can get well enough established so we can become a major force and player on the market.
This first year by most standards was a success, and that success was in part because of your wisdom and advice. On that part I'm clear. Making $130K for the first year of operations is a great starting point but still a long way from an established profitable well run company. I am clear in the next stages of growth for the company the waters are fraught with many dangers - many dangers which I know that I am not aware of and could easy sink this company at any moment. I'm clear if this company is to be successful on the scale and time frame required I'll need good people around me providing the insight wisdom and guidance that are essential to build a successful and innovative company. One of those people I'd like to be is you. I've thought a lot about this and I'm clear I'll need someone trusted I can come to with the upcoming challenges of running a fast growing company. I know you have been already more than generous with your time in advising and taking calls from me after my sessions had ended and I thank you for that - it has indeed been very helpful. But I need more time and guidance if I'm to grow this company to the potential I see that it has. I think you can see I'm willing to do the work and I've put my money where my mouth is and literally bet the house to make this venture work. I'm in it to win or die trying. These next few months will be critical in the success of this company. What I'd like to do is form a board of advisors which I will compensate with by providing percentage ownership of the company. I've already identified several key individuals which I think could be first rate strategically. In this next phase of the company I'll be bringing on investors and I'd like to have a mentor in my corner that is an advocate for my interests and has an understanding of the road ahead...

I Feel Great About the Support and Help I Get From My Prosper Coach
I have been a Shaklee Director for over 28 years. I wanted to increase my sales on the internet, so I signed up with Prosper. I had never sold anything on E-Bay and I didn't even know how to use a digital camera. I had never made my own web site and never thought that I could.
I spent a lot of time looking for the perfect product to sell on E-Bay. At the encouragement of my coach Kirk, I listed 7 things that I found around my house. Much to my amazement, I sold them all and put over $1600 into my bank account. I sold a new GPS system, a leather motor cycle jacket, a heater for a fish tank, a 46 piece of silver plate silverware, and a DVD about getting rid of toxins in the home, later a fish tank and the best one a Vietnamese Oil Painting for over $1000.
Then I started working on my web site which was another big challenge. But this time I just did the homework without thinking about everything being perfect the first time. It is finished and I am really very proud of it. I am sure it will increase my Shaklee sales on-line.
Because of this coaching program, I have grown and realized a lot of things about myself which will help me be more successful in the future.
- I just do It and I don't worry about everything being perfect the first time around.
- I have stopped wasting time thinking about how to do it and I take action towards finding a solution.
- I try selling different things because I don't know what other people are interested in.
- I take chances on e-bay, because there really isn't much to lose, if I guess wrong.
- I have become more efficient now and I do what is most important first.
- I use a day timer to keep track of what is most important.
- I am not afraid to try something new.
- I feel much more confident in my abilities to create and grow.
I am learning new things every week and feel great about the support and help I get from my Prosper coach and the Prosper Resource Team. I know that it just a matter of time now, until I will start making big money.
